Smoke Alarm Testing

Domestic smoke and heat alarm testing to BS 5839-6, giving landlords and homeowners a dated record that every alarm in the property is present and working.

Why landlords need this on record

Since amendments to smoke and carbon monoxide alarm regulations in England, landlords must ensure a working smoke alarm is fitted on every storey of a rented property used as living accommodation, and a carbon monoxide alarm in any room with a fixed combustion appliance. Alarms must be tested at the start of every new tenancy, and landlords need to be able to show they're working. We provide a dated certificate confirming exactly that.

What we test

  • Smoke alarms in hallways, landings and living areas
  • Heat alarms in kitchens, where fitted
  • Carbon monoxide alarms in rooms with a fixed combustion appliance
  • Interlinked alarm systems — confirming every unit triggers together
  • Battery condition on standalone or hybrid units

Grade & system type

BS 5839-6 categorises domestic alarm systems by grade and coverage. We confirm what's currently fitted meets the minimum expected for the property type, and flag anywhere coverage falls short — commonly missing alarms on a storey, or units that are no longer interlinked correctly.

What you receive

A dated smoke and CO alarm test certificate for the property, listing every alarm checked and its result — ready to hand to a tenant or keep on file for a local authority inspection.

Frequently asked questions

How often do smoke alarms need testing in a rental?

Landlords need to test alarms at the start of every new tenancy and ensure they remain in working order throughout. Many landlords choose an annual test alongside other compliance checks to keep everything on one renewal cycle.

Do I need carbon monoxide alarms as well as smoke alarms?

If the property has a fixed combustion appliance — a gas boiler, log burner, or similar — a carbon monoxide alarm is required in that room under current regulations.

Can this be tested at the same time as an EICR?

Yes — we regularly combine smoke alarm testing with an EICR or general electrical visit to cover both requirements in a single appointment.
